Are you looking for a commercial kitchen space? I have unfortunately had to close my business, but I have two years left on my lease. I need to find someone to assume the lease. Here are the details:
2000 square foot, fully-appointed commercial kitchen, centrally located in North Dallas. Perfect for a catering operation, central commissary, prepared-meal takeaway or ghost-kitchen installation.
16 ft. Hood w/ Ansel system
6-burner Wolf stove, 36” Blodgett convection oven, 50 lb. Merra Fryer
More than 5 linear feet available under hood for additional equipment
100 sq. ft. Walk-in refrigeration, 80 sq. ft. Walk-in freezer, 500 lb. Ice Machine, 80 gallon water heater
250 sq. ft. dedicated prep area with copious natural light
Over 500 sq. ft. of locking storage space - perfect for a large catering operation
Separate, locking 100 sq. ft. office space
180 sq. ft. public-facing retail space perfect for ready-meal takeaway
Everything works. Property is on Coit Rd. between Arapaho & Belt Line. Lease runs until August 2026. You will sublease the space from me and pay a flat rate, plus all utilities (gas, electricity, water, sewer, internet). You will sign a sublease agreement with me. You will be able to negotiate a new lease with the landlord for 8/26.
There is a current sublease tenant who only uses the space on the weekends. You will have full access and use of the kitchen M-F, and you will share the rent & utilities with them. Your portion will be 5/7 (71%) of the total, so your share of the rent will be $3042.00
Infrastructure repairs inside the building shell (plumbing, electrical, HVAC, etc) will be your responsibility. Infrastructure outside of the building shell is the landlord's responsibility. You are free to make changes/renovations/upgrades to the space, pursuant to all applicable building and construction codes.

Can you believe it, this is a real thing in the world. Jalapenos pickled in a mixture of lime juice, tequila, sugar and salt. Sound familiar? There's even a chunk of orange peel for that certain no se que. Try them on your sour cream chicken enchiladas!

They come in HOT (intact) and mild (seeds and pith lovingly removed by hand). And, like any good pickle, when they're gone, there are endless uses for the brine. Be creative!
