We got this lakefront property for $375k after it sat on the market for months at $500k.

You can't add a lake to a property - but you can add a hot tub and sauna to a lakefront yard.

This video is basically the answer to a question we get all the time: who’s actually coming to Northeast Ohio and staying in Airbnbs? 🌎

In this one, I’m walking through one of our units and showing why a place can still do really well even if it’s a little weird, a little awkward, and definitely not perfect.

• We’ve had guests from all over the world stay here - China, Australia, South Africa, Argentina, and a lot more ✈️

• The layout is quirky, including a bathroom you have to walk through the bedroom to get to 🚪

• The bathroom is tiny. Like, really tiny. So instead of pretending it’s not, we leaned into it and framed the guest reviews calling it small 🖼️😂

• We renovated the place top to bottom, and that’s a big reason it’s continued to perform well 🔨

• I also talk about why we don’t combine these units into one larger listing - because for a space like this, separate listings just make more sense 🧩

The bigger point here is that every Airbnb doesn’t need to be some perfect, polished box. Sometimes a place just needs to be honest about what it is, updated the right way, and set up for the kind of guest it actually serves.

That’s usually where hosts get it wrong - they focus too much on the flaws and not enough on how to position the property.

Bedroom with the best view in the house, but we're still figuring out how to fit 8 guests without cramming people in.

Meanwhile the inspector is digging into every detail of this fully renovated property to find anything that might kill the deal.

I'm adding a glow-in-the-dark mini golf course to one of my Cleveland Airbnbs.

When families are scrolling through dozens of lakefront properties that all look the same, neon golf in a black room is what gets them to click instead of keep scrolling.

Spending $30K-40K on a rehab vs. spending that same money on professional furnishing and design?

Most Airbnb owners get this backwards. When you buy a property that's already been rehabbed well, you can put your entire budget into the stuff that actually makes guests book - and pay premium rates.

We're working with designers who've learned exactly where to spend money to make a place stand out, and where you can save without guests noticing. In a market like Cleveland where short-term rentals aren't everywhere, that design edge becomes your biggest competitive advantage 🏠

I target 20% of purchase price in annual revenue for any Airbnb deal.

$400k property needs to hit $80k a year to make sense. Using our Portage Lakes data, I know this lakefront spot can get there with the right amenities.

If you're not listing on both Airbnb and Vrbo, you're leaving money on the table.

Only 36% of properties are available year-round - and those are the ones actually making serious revenue.

Just locked up a lakefront property in Portage Lakes for $375k.

The plan? Turn it into a $100k-a-year vacation rental with a hot tub, barrel sauna, and glow-in-the-dark mini golf course.

When you're fitting 8-12 guests in a small lake house living room, furniture placement becomes a puzzle.

TV placement dictates everything - couch faces one way, doors can't be blocked, walkways need to stay clear.

This is what’s making short-term rentals more competitive right now.

🛁 I walked this property with Michael Forbes and got into the upgrades that actually help a place stand out.

• why hot tubs are still one of the strongest amenities for driving offseason occupancy
• why fenced yards matter so much for pet-friendly properties and families
• why quiet hours and safety rules matter if you want to protect the guest experience and keep neighbors happy
• and the big one: short-term rentals can absolutely outperform, but only if you’re willing to invest in the property and run it the right way

Appreciate Michael being part of this one.

If you’re coming from the long-term rental world and trying to understand why some Airbnbs win and others don’t, this video lays it out pretty clearly. It’s more hands-on, yes - but when the amenities, setup, and management are dialed in, the upside is there.
